Coordinator, Wayne Hosking Structural & Building Envelope Engineering Consultant at Construction Systems Group, Inc. Mr. Hosking is a principal with the structural & building envelope engineering firm Construction Systems Group, Inc. He has more than 25 years-experience in the engineering and construction field. His practice focuses on the forensic diagnostics and repair / rehabilitation of a broad range of historic and contemporary building structures throughout the Mid-Atlantic states. His projects include high-rise and low-rise buildings; structural steel buildings; conventionally reinforced concrete structures; timber-framed structures; stone, brick, and terra cotta exterior facades; stucco and plaster finishes; EIFS; glass and metal curtain walls; fire- and water-damaged structures; and architectural and structural design coordination. His responsibilities have included designing repairs, developing construction documents, and providing field observation services for repair work during the construction phase. He draws on his experience with existing construction to provide enclosure consulting during design and construction of new construction projects, helping stakeholders avoid problems before the project is occupied.

Michelle Baldry Regional Executive Director, PE, PRA, RS of Reserve Advisors Michelle Baldry is Reserve Advisors’ Northeast Regional Executive Director. Michelle is responsible for the overall management and administration of the firm’s Northeast region. Michelle is a professional engineer and holds CAI’s Reserve Specialist and Educated Business Partner designations, and APRA’s Professional Reserve Analyst designation. She is Immediate Past President of CAI’s Foundation for Community Association Research Board. She serves on various CAI committees. She served on Virginia’s CIC Structural Integrity and Reserves Work Group and CAI’s national reserve study task force; both were created to consider revising reserve studies due to the tragedy in Surfside, Florida. She has fourteen years of experience in serving community associations and has personally prepared hundreds of reserves studies.
